On the door removal issue….a good friend has a limestone not far from here and it is a very similar very open floorplan that revolves around the staircase. it is all original. Hers is much larger than this one but there’s never been any sliding parlour doors and such. It too is a one family (about 7,000 sq. ft) and I think those houses that were always one family and designed as such did not have the doors that we take for granted in brownstones.

NOKI–I hear that but on a daily basis (if one commutes–don’t know if you or hubby will be doing that) it does tack 20 minutes onto your day. But this does look like the kind of house you have been holding out for based on your description of what you are looking for.

who the helll lives like this?? that furniture, the weird colors on the walls. i mean there seems to be about 15 different sitting areas? i just dont get it.

Rob, no need for a bodega. There’s wine storage in the lower level. You can fill that up with forties, and you can install a humidor for your Marlboros.
I predicted this listing as HOTD last night. I’m glad because we like it and plan to go take a looksie on Sunday. It is one of our favorite blocks in the whole of the City, no bodegas be damned. And we have timed the walk to the 2/3 and the Q from here and it works out to 8.5 and 9 minutes respectively (at a fair clip).
I agree with CGar that one must look past the decor and color choices but once you do, the bones are really beautiful. And I think creating a master ensuite would not be too painful as long as you consider it the master ‘floor’. Kitchen could be worked out without a complete gut – backsplash and possible counter changes, perhaps even swap out the cabinet fronts (refacing) rather than completely replacing…
at least the kitchen matches the parlor furniture. Barf=barf.

There would definitely have been a wall separating the front parlor from the entry hall, even though the foot of the stair is in the “cenral” parlor. For once, I think removing the wall was actually the right choice. But the place looks like a club to me or a little hotel, not a home. But I don’t pretend to share the same tastes as someone looking to buy a 3.5 million dollar brownstone.
