Minard, I agree that houses in these two neighborhoods are catering to different demographics, which I acknowledged in my original posting. My point was about the quality of the house itself. In that way, this house is more comparable to the townhouses you find in the East 60s and 70s in Manhattan than to what is generally available in Brooklyn. All quibbling about decor and layout aside, this is a truly fine property.

‘farm – That’s why I put a question mark next to “Outlier”. It didn’t sell yet. But yes, it very well may have commanded a higher ask at the height of the market in which case “outlier” criteria wouldn’t be met because it would fall like everything else. It was my knee-jerk way of saying “Damn, now that’s a hot pad!” whether it made sense or not. That first photo tells it all!

if only it had parking…the kitchen only needs a little work not a complete gut…the master bedroom could be made nicer without too much trouble….
what can one expect for only 3.59 million dollars?
