We’re digging all the original details in this new listing at 540 4th Street. The Park Slope limestone has plenty of old-school cred but it’s gonna need to get some serious lovin’ from its next owner, a fact the listing cops to. We’re not so sure we agree that at $2,000,000, though, that it is “priced accordingly” (as the listing also claims). The house is on a park block, but it’s only about 2,500 square feet. Thoughts?

  1. “Bubble level”…

    This is a throwback to the silly discussions Bxgrl (I think it was) and I had about that huge bathroom with the tub in the middle of it as part of a “master bedroom suite” third floor in a renovated house which sold in Fort Greene…last year was it?

    Are we still going dump money into our bubble bath party business idea?

  2. “I can’t imagine this could be well renovated for less than 500K which would bring price to 1000/psf, which is bubble levels. There are a host of other homes right around this location which are lingering at price points well below that on a psf basis.”

    I agree, Miss Muffett. Plus, carrying costs for the new buyer. Plus, it’s only 3 stories (the english basement, I presume, is more “basement” than “garden level.”) The location is prime, but there should be a bigger discount if it requires a renovation, depending, of course, on the extent of the renovation needed.

  3. If even the broker says this needs a total renovation, you can be sure you need to spend well over 300K. It actually costs MORE when you’re trying to preserve nice detail. All I can say is, we shall see (though broker has yet to explain why other places right around here are lingering)…

  4. It’s a pretty house. No one offered to buy me the house that’s being auctioned. Maybe because auctions are quite a hassle. So, if this place is easier for you — I’ll send you my info.

  5. The stairs should be on the side with the front door because it makes for furniture placement a little hard. the Living Room looks like one big zig zag.
    And I want a bathroom window please !!!
