The Park Slope limestone has plenty of old-school cred but it’s gonna need to get some serious lovin’ from its next owner, a fact the listing cops to. We’re not so sure we agree that at $2,000,000, though, that it is “priced accordingly” (as the listing also claims). The house is on a park block, but it’s only about 2,500 square feet. Thoughts?

Great location. This one goes for very close to ask before peak comparables fall in half.
So, broker implies that ask is -23% off peak comp. This is pretty much inline with Case-Shiller if not below. Not a bad ask. This is what you can get in Park Slope and they want this in Fort Greene?
But damn, long walk to the subway and car (parking in Park slope??? Fugettaboutit!). I couldn’t live there.

It sounds move in ready – you can upgrade the electrical and update any finishings and do minor repairs and painting while you’re in residence.
2MM’s a bit high, but it’s not crazy considering it’s price. Especially for a small family or empty-nesters with a lot of visitors.
