We’re digging all the original details in this new listing at 540 4th Street. The Park Slope limestone has plenty of old-school cred but it’s gonna need to get some serious lovin’ from its next owner, a fact the listing cops to. We’re not so sure we agree that at $2,000,000, though, that it is “priced accordingly” (as the listing also claims). The house is on a park block, but it’s only about 2,500 square feet. Thoughts?

  1. I’ve seen a lot of places, and this house is practically perfect in every way. If I had the money, I would buy it in a New York minute. Assuming there is no structural issue, a gentle updating with no layout shenanigans, some electrical updates, nothing flashy mind you, could be done for under $300k. How many houses with extreme and terminal issues have we seen, asking $1.6M and up?
    If this weren’t in Park Slope, it would be my holy Grail.

  2. This is a beautiful house, gorgeous original layout and details, prime location. Depending on the level of TLC needed, the price is a bit optimistic, but not delusional. If the seller is ready to play ball, I can see this selling fast.

    i don’t think buyers pay close attention to $psf in townhouses, but property shark has this house at 18x40x3=2160 (outside dimensions) putting this at $764.

    also, a note to all conspiracy theorists, the buyer is a lifelong professor; not sucking at the public trough.

  4. This is one of the nicest houses I have seen here in some time, both in terms of location, layout and curb appeal. It needs renovating. So what? I know some on this blog do not accept the notion that there is a huge difference between a good location and a really good one but trust me, this block is really nice. People at this price point buy for the block not for the appliances or bathroom fixtures, which they would probably change anyway.
