The oddest thing about the new listing for 47 Sidney Place in Brooklyn Heights is the broker the sellers chose to use: Tabak. We can’t recall them ever having a Brooklyn listing, and they’re not likely to get a whole lot more giving the lame, lazy effort they’re making on this two-family house. With a price tag of $5,250,000, you’d think they could take a nice shot of the exterior and include some interior views as well. As it is, it’s pretty hard to comment on the pricing. The description makes the house sound pretty fancy schmancy, but without pics there’s no way to know whether it’s well-done, or just nouveau cheese.

I made it a point to never go see a place that didn’t have interior pics shown on the website. I didn’t care how great the agent described it. I wasn’t about to waste my time on speculation.
In Wasilla, a comparable home would be more horizontally oriented, clad in aluminum, and perched on wheels and/or cinder blocks. But with the de rigeur meth lab, it would be a more profitable investment than this place.
I can see Russia from Brooklyn Heights.
This is not saying: $5.2 Million to me.
It is not as nice as the Moonstruck House and that went
for 4.
They should have used regular old exterior latex on the trim rather than the “self-washing” paint, which streaks and makes a mess.
Better yet, they should have removed the white paint altogether and restored the brownstone trim.
Remember folks…if Barbara had it and it was in Carroll Gardens?

I used to live on this block and its great but agreed that the price is not going to fly.
They’re at least $1 million too high in this market. No Brooklyn Heights house has cracked the low 4s in the past 2 years (and those were the peak bubble years) except for a few super primo locations/houses. This is nice but it’s not quite there.
It would be about $850,000 in Bed Stuy and that’s a hell of a lot closer than Wasilla. 12-15 minutes to Manhattan on the A train “experience”
This place would be listed for $325,000 in Wasilla. But to Schult’s point, Sydney Place is indeed a beautiful block.
