This three-story house on Park Slope’s 6th Avenue between 10th and 11th Streets probably isn’t the easiest sell. The exterior certainly leaves something to be desired — it’s too bad the original storefront isn’t still there. Inside, there’s still some interior detail left in the form of a tin ceiling and some sealed-off fireplaces. The trellis in the bedroom is pretty sweet, too. That said, the building, while perfectly serviceable, will probably not charm the pants off anyone. Which makes us think it may be more of an investment play at the asking price of $1.6 million. Does anyone know what a 1,000-square-foot retail space in this location would fetch in rent? Maybe a buyer would be best served by returning the ground floor to commercial and creating a nice residential duplex upstairs. Would this course of action make any sense?

  1. lets be a bit fair to the guy. Anyone can get mugged anywhere ,anytime. But, yes, he does have a childish kneejerk emotional reaction to label area unsafe because he happened to get mugged there.

    if you are a late 20’s guy as you say, and you’ve been mugged down there, i’d pack it in and make a beeline for the burbs, my friend.

    Sorry, it might not be a gorgeous building (certainly has potential) but to call this area dangerous means you are more than a troll. you are downright stupid.

  4. That stretch of 6th Avenue has been “looking up” since Magnolia and Bar Toto opened years ago.

    It is still quite dangerous and even I, this lowly invincible troll, have been mugged on 11th Street just a half block from this building.

    Save the $1.6MM. Buy a condo on the Upper East Side.

    Oh, and btw, Magnolia and Bar Toto totally suck. Red Horse Cafe has ridiculous hours, but the leather sofas are nice.

  5. I agree that that stretch of 6th Avenue is looking up. But the front of that building is so ugly, you’d have to either redo it, or turn it into commercial space (like a book store or daycare center). That reconfiguration and facade would drive the price closer to $2mil.

    If I had that dough I would be buying a swanky condo in Dumbo or better yet at that former Jehovah Witness Building on the waterfront. That is upward mobility, this would be idiocy.
    I guess a developer would buy this to tear it down.

  7. Actually, this little stretch of 6th Ave is looking up. I love Bar Toto and the Red Horse Cafe, plus Colson is terrific. Brownstoner, I’d love to do as you suggested and turn the storefront into a little bookstore and live in a duplex upstairs. But, that’s just my little dream, and I certainly don’t have the $1.6 million to make that happen!
