This three-story house on Park Slope’s 6th Avenue between 10th and 11th Streets probably isn’t the easiest sell. The exterior certainly leaves something to be desired — it’s too bad the original storefront isn’t still there. Inside, there’s still some interior detail left in the form of a tin ceiling and some sealed-off fireplaces. The trellis in the bedroom is pretty sweet, too. That said, the building, while perfectly serviceable, will probably not charm the pants off anyone. Which makes us think it may be more of an investment play at the asking price of $1.6 million. Does anyone know what a 1,000-square-foot retail space in this location would fetch in rent? Maybe a buyer would be best served by returning the ground floor to commercial and creating a nice residential duplex upstairs. Would this course of action make any sense?

  1. How about a small office for lawyer/therapist/architect downstairs? Not much work required for that. Plus, places like that fetch quite high rent (I used to rent a room for 2 days a week two blocks away for $700/mo).

  2. Funny! “Park Slope Not dangerous…” But the police blotter says differently. And just a few days ago this blog went crazy about how dangerous Bed-Stuy was when that guy talked about being mugged.

    Poster that got mugged – I’m sorry to hear about your situation. I don’t think you’re a p***y. I guess we just have a lot of really tough folks on this blog that are invincible.

  3. If the mugging happened it had to be an isolated case, cause it’s definitely a safe nabe – I’ve lived nearby for a long time and have walked through that intersection hundreds of times very late at night by myself. Agreed that only a wimp would be afraid around there…

    and Bar Toto is excellent, and doing great business; it’s a pioneer – I could definitely see more restaurants opening on 6th ave anywhere between 9th and, say, 14th street.

  4. 6th ave is as safe as anywhere, I lived on the corner at 9th st for two years and the most dangerous things were getting tripped by drunken hipsters, or car smashes in the intersection .. on the other hand if one million six hundred thousand greenbacks can only buy this pile of bricks then the dollar has no value anymore – asset price inflation has been running rampant, while the unimportant CPI has been so carefully kept in check (mainly thanks to cheap chinese imports).

  5. People definitely get mugged in Park Slope. That doesn’t make Park Slope “dangerous.” And 6th Ave. near 11th Street, while not pretty, is no more dangerous than most other parts of the Slope. That being said, it can be very quiet late at night and it’s probably safer, late at night, to walk on 5th or 7th where there are more people around.
