This new listing at 328 Senator is handsome indeed and on one of the best blocks in Bay Ridge but the asking price of $1,299,000 is also definitely on the aggressive side for the area so we shall see. Lots to like though: Parquet floors, beautiful brownstone facade, attractive garden. That price is a little tough to swallow though.

Good to see that Mr. B, while serving his interests by driving traffic to his marketplace listings, makes an honest call on the asking price. This looks like a nice block with houses that are worth maybe 750-800k – 358 senator sold for $775k last year. Factoring in a nice restoration maybe the nicest house on the block goes in the 900s. Hard to justify the asking price.
But it’s 15 minutes to Wall Street, so you never know 🙂
Yes Elizabeth, this block is probably one of the best Architecturally BUT that doesn’t make it one of the better blocks of BR.

Actually, ET, it seems to me the big brand names always do that – in every neighborhood. It was a near continuous upward pressure for nearly a decade. After a small correction 2008-09 followed by a period of flat prices, we’re seeing it again. The difference now is low inventory seems to be driving price.
I also find that the brokers (Douglas, Corcoran, Brown Harris) that haven’t been representing Bay Ridge for a long time seem to have overpriced listings. Sometimes by a lot.
There are very good reputable local brokers that really know the market.
No bathroom pics and the tile in the kitchen gives me pause that the bathrooms will be worse.
No floorplan either.
From what I hear though, nothing in bay Ridge is tough to swallow. 🙂
It is indeed one of the best blocks in THIS part of Bay Ridge, i.e., at the Sunset Park border. Most blocks in this part of Bay Ridge (and much of Bay Ridge, actually) are an architectural mishmash. They are mostly very nice blocks, desirable, good schools etc. Senator Street on the other hand, is really beautiful. The fact that it is all brownstones makes it stand out. In a good way. Plenty of mansions elsewhere in Bay Ridge, of course.

It’s nice enough and yes the block is lined with brownstones but far from being one of the best blocks.
I think brownstoner got excited when he saw a row of brownstones and just assumed.
Way overpriced!
it’s a nice block but not the primo blocks for the hood.
