House of the Day: 328 Senator Street
This new listing at 328 Senator is handsome indeed and on one of the best blocks in Bay Ridge but the asking price of $1,299,000 is also definitely on the aggressive side for the area so we shall see. Lots to like though: Parquet floors, beautiful brownstone facade, attractive garden. That price is a little…

“which means your chances of having a buyer’s broker are practically nil”
so if a buyer is working with a buyer’s broker and they see a listing that isn’t co-broke, can’t they call the listing agent directly?
I don’t know what the broker had in mind by “15 minutes to Wall St” – maybe by helicopter or driving your Maybach (at 4:30am)
re-write:
But it’s 15 minutes to wait for the R train to Wall Street.
“does this come with parking?”
No, but you can carve out the first floor and create a garage. No need to apply for a permit either, just give your neighbors brownies. Then install a shiny metal gate in front.
This block in not landmarked.
I’m with Textpert. The nice blocks are those from 3rd ave toward the water starting in the 70s.
this is for sure over priced a ton. and until those complaints of the nearby treatment plants dissipate, no way it’ll come anywhere close to 1M. does this come with parking?
“But it’s 15 minutes to Wall Street”
ROFL
15 minutes is via helicopter?
“it seems to me the big brand names always do that – in every neighborhood”
Sad!
What’s low inventory? Seems like there’s lots of inventory in Bay Ridge, granted there aren’t many brownstones listed. But then again, Bay Ridge isn’t know for Brownstones. There’s a few limestones listed for a bit less (under 900k) and even two under 800K.
What’s the strategy to overpricing something by this much?
Unfortunately most of those “very good reputable brokers” work for off-brand firms and don’t co-broke, which means your chances of having a buyer’s broker are practically nil.
