This house at 394 Stuyvesant Avenue is a perfect example of why Stuyvesant Heights is known for having such incredible architecture. The three-family house has some serious woodwork–moldings, mantels, built-ins and parquet floors–and, according to the listing, a “huge arched basement that can be transformed into a wine cellar.” The asking price is $1,200,000, which isn’t low for the area but neither is it unprecedented by any means. Think they’ll get it?

  1. Funny that homes of lesser quality slightly east of Bedford on streets like Green and Monroe are going for this price. This Stuyvesant Heights house that has every detail Axel Hedman designed inside is appraised cheaper. I think this house will sell for around 1m and if it goes cheaper someone got a deal…

  2. “Renovated houses now going for higher than they can appraise, necessitating more cash to buy. What usually happens when market turns up.”

Interesting. But are they going like hot potatoes? 388 didn’t sell.

  3. Oh, Nomi, funny. I figured you hadn’t seen it at all. Well, no need to read it. Brownstoner should not be homework. 🙂

    Here, I’ll summarize:

Cheap house: Needs everything, will cost more than more expensive house, which is in perfect condition.

  4. A reno’d house in Clinton Hill has contract out above ask and above expected appraisal.

Renovated houses now going for higher than they can appraise, necessitating more cash to buy.

What usually happens when market turns up.

  5. “Did anyone bother reading my detailed report on the open houses last week? Nomi?!”

Oh, mopar. Please please forgive me? I never finished reading it…wasn’t up for it at the moment, and then did not get back to it.

    I will I will. I shall put a post-it up right now to remind….
