This house at 394 Stuyvesant Avenue is a perfect example of why Stuyvesant Heights is known for having such incredible architecture. The three-family house has some serious woodwork–moldings, mantels, built-ins and parquet floors–and, according to the listing, a “huge arched basement that can be transformed into a wine cellar.” The asking price is $1,200,000, which isn’t low for the area but neither is it unprecedented by any means. Think they’ll get it?

  1. Man, if this place goes for 900….bargain city. Then the owner can turn it around and sell it for 1 million the next day. Then that owner can sell for $1.2 million. We’ll have a little Stuy Heights bubble.

  2. I thought I didn’t like incredibly fancy houses, but I was wrong. I’ll take this one.

    Yeah, 388 Stuyvesant didn’t appraise — not because it isn’t worth $1.2 or $1.3 but just because no one’s bought or sold a house of comparable size or quality since Barbara Corcoran paid $1.2 million for a three family on Stuyvesant in early 2008. And that was pre-crash, so the theory is the prices must have gone down.

  3. 388 Stuyvesant was much nicer than this. Ive been in them both…388 was in contract but didnt appraise. It just went back in contract again…so we’ll see what happens.

    As for this place…I say its worth 900-950k. Thats what itll sell for, if the owners are willing to let it go at that price.
