This house at 394 Stuyvesant Avenue is a perfect example of why Stuyvesant Heights is known for having such incredible architecture. The three-family house has some serious woodwork–moldings, mantels, built-ins and parquet floors–and, according to the listing, a “huge arched basement that can be transformed into a wine cellar.” The asking price is $1,200,000, which isn’t low for the area but neither is it unprecedented by any means. Think they’ll get it?

I know I am totally late on this but….this house has a center staircase-which is gorgeous BUT that’s how the top floor tenant accesses their apartment! Through your parlor-so it’s really only a good set up for a triplex and garden apartment. Also the kitchen is tiny and would need to be expanded/upgraded. I saw 388 and this house. This house is far superior but the tenant situation-literally walking through your personal space, living room and bedroom floor is crazy!
M4L, I’m not even sure what we spent the money on. Sigh. Linoleum, possibly.
MaconStreetMan, you mean the old Brownstoner Books space? Peaches is already using it. It’s a special event space. There’s a huge table in there and you can rent it out for catered weddings or meetings of the Medgar Evers college faculty or what have you. Very convenient.
Amzi, that’s an idea. Maybe invite some brokers, appraisers, and the lenders from the three major local banks here to tour three of the best houses in the central part of Bed Stuy. I’d offer to host, but if they caught sight of mine, real estate values would plummet for miles around. Besides, I’m too far east anyway.

difference… those people in park slope 25 years ago started putting their kids in the public schools (omg!!!), didnt demand stupid ridiculous ammenities like wine bars and 20 dollar ice cream shops the SECOND they moved to the neighborhood, and didnt buy their houses with dollar signs in their eyes thinking they were the next guru of real estate.

I think some of it is that most of western Bed-Stuy (closer to Clinton Hill) is in School District 13, which has some elementary schools that are considered acceptable to gentrifiers.

click on Brooklyn, then click on “district” on the map and the districts are highlighted as you click on them. District 16 is east of 13. (I think that’s how I got there!)
13 goes to Tompkins or Marcus Garvey, depending on the street, and down to Pacific. 16 goes further into Crown Heights. District 14 is to the north (Williamsburg and Greenpoint), District 32 is Bushwick.
MaconStreetMan they have the best selection of all the Bodegas in Bedford Stuyvesant. They seem to have been going a bit upscale slowly. Now if I would give all bodega owners a class in signage… Sometimes less graphics is more.
