We’re hoping that some of you made it to the open house for 395 7th Street so you can give some first-hand feedback on how the new brownstone listing stacks up. The one-family pad is in good shape and has been recently renovated. It’s major drawback is its size: It’s only 17.5 feet wide and three stories tall. Do you think the asking price of $1,775,000 will fly?

Noki, 1.8M just dont seem to buy much today and that’s folks saying this is x% below peak. This is NOT reason enough to move to BK
The wall can be easily taken out. This has been discussed twice over the past two weeks or so on the forum. With a narrow house like this it may not even be load-bearing.
Quality workmanship would make it pracitically seamless and restore the crown moldings.
I was at the open house this weekend. Overall it’s a nice house. The garden level and finished basement has been done very nicely– they really made the most of the space. It feels like the owners ran out of renovation steam on the top floor, though. The bedroom floor, especially, needs some work. The location on the block is not the best but the overall location within PS is good. Only other drawback is the lack of bedroom space (really just 2 decent sized bedrooms as it’s currently set up) and a short back yard. I’m curious to see what it will go for.
Hi Waz. This is a lovely house, with my main quibbles being the snow white kitchen appliances and lack of wbf’s or a half bath on the parlor floor.
Can’t speak to the price much, as I’m not as familiar with Central to South Slope pricing as I could be — because as more4 rather *ahem* pointedly pointed out, it isn’t in our druthered search parameters. We’re more Q train folk 😉
And true, More4, it is a rather slim home, isn’t it?
I never understand why some of these narrower houses have interior walls. Seems like the layout is a lot better if you have center stairs so you don’t have all that wasted interior hallway space.
All that said, I think it’s a nice house.
I’m sure you can get plenty of bang for your buck in midwood.
I’m sure that you are getting more bang for your buck in Brooklyn, than Manhattan, but it still doesn’t take away from the fact that for almost $2 million you might expect more.
I think this is a really nice house. Barring the white appliances, I think the kitchen cabinets are super nice. And the garden is really quite nice. I bet it will fetch close to ask- especially in this location.
For $1.8 million, I don’t think I should have to share a bathroom with my kids. Nice looking home in general but think it’s possible to do better near the same pricepoint.
