Oh, boy, this new listing at 397 3rd Street in Park Slope is so nice it almost makes us want to paint our wood floors white! As the listing astutely points out, the four-story brick-and-brownstone house is not over-designed; it is, however, charmingly preserved with just the right touch of modern. It’s also well-styled for sale, with just enough well-chosen pieces to look good but empty enough to be a blank canvas for the fantasies of the aspiring homeowner. All this good stuff don’t come cheap though: the asking price is $3,695,000.

    And that 3rd St house that sold is on the park block. So I’m gonna agree with DitmasSnark & Minard et. al. and say this should sell for closer to $2.7M.

  2. This is the sort of listing that gives me hives. First of all, it’s not 4,400sf, but 22x40x4=3,520, plus the little garden floor extension, maybe 3,650 sf at most. Second, a lot of the important information is absent:
    – this is a 2 family, but only 1 kitchen, so set-up as a one currently (so not rental unless you change the house,)
    – the lot is 22 x 90,
    – the broker is the owner,
    – there is no AC,
    – the fireplace are decorative,
    – is the deeded condo parking free, or does it have a montly maintenance?
    And third, the information provided is borderline false:
    – the South light is shining on the house, but the garden is north-facing,
    – the floorplan list the garden at 23’2″ wide,
    – proximity to 5th avenue is more desirable than park block (on what planet?)

    Altogether, the picture painted is deceptive, trying to con people into seriously considering a very lovely house that needs work at over $1,000/sf in Park Slope. It would have to be seriously exceptional to warrant this sort of ppsf, which this is not. Nothing against the house or location, which are both very nice, but if you like at size and comps, the listing price is bordering delusional.

  3. pig 3 may prefer 5th ave to 7th but the market says 8th to the park is worth more.

    3rd street is a great loc, and it’s quit a nice house, though the white floors are unfortunate. Any comps (in the last 6 months, not peak/bubble sales) to justify this ask?

  4. Maly is right……not a new listing….and about the relationship…..but whatever about the white floor, the price is good for a laugh. If someone feels compelled to pay it, good luck to them. But the similar houses on park blocks are struggling to get anywhere near the price.

  5. I agree with the comments about this being too much white. My first impression is that the house must belong to someone who is phobic about germs.
    Sometimes whitewashed floors in a beach house is nice but here it does not look right to me.
    The house is really great regardless of the finish of the floors, I would wager that the new owners will want to scrape them and refinish them.
