Oh, boy, this new listing at 397 3rd Street in Park Slope is so nice it almost makes us want to paint our wood floors white! As the listing astutely points out, the four-story brick-and-brownstone house is not over-designed; it is, however, charmingly preserved with just the right touch of modern. It’s also well-styled for sale, with just enough well-chosen pieces to look good but empty enough to be a blank canvas for the fantasies of the aspiring homeowner. All this good stuff don’t come cheap though: the asking price is $3,695,000.

    Really?

    Cause I happen to think Fonda, Thistle Hill Tavern, Moim, Beer Table, Provino, Olive Vine, and Oshima are all excellent dining establishments (all located on 7th Avenue except Provino which is on 8th).

    But that really isn’t the issue here regarding your statement. You said that being closer to 5th was more “desirable” than living near 7th and since nearly every single house sale in Park Slope is higher the closer to the park it is, your statement is inherently and categorically false. Despite the fact that Al Di La lives on 5th Avenue.

  3. Maly — I bet they are including the “rec room” in the cellar to get to 4400 sq feet.

    I like the layout that makes you go through the parlor room to get a midnight snack instead of sneaking down the hall.

  4. Sorry, one more thing to tybur6. The idea that anyone looking to buy a house in this price range is not interested in having a rental unit is wrong. A rental unit can come close to paying the entire mortgage, or can provide a very nice extra monthly nut, if one were to have sold an apartment in Manhattan, say, and than put a good deal of cash down…

  6. This place is an oddity to us. I’ve been following it for awhile (not sure why Brownie called it a “new” listing) and am in awe of the asking price. Certainly is audacious, and if they get it, good for them. But it seems to me about a million overpriced given its location and those floors. There is also no rental apartment.

    HATE, hate, hate (did I say HATE?) the floors. Can’t imagine it with children, pets, guests etc. And besides the difficulty in keeping it clean, I don’t like it aesthetically. I would perhaps consider painted floors in one room, say a half bath, or a playroom in need of a lift because of a basement location…but the entire house?

    Rob’s “pooh mist” aside, I like an en-suite master. There isn’t one here, which at this price point, seriously? You’re going to share a bath in the hall?

    Finally, and I know to some this is nitpicking, but for me it is a big deal: The fireplaces aren’t wood burning. I’m a true sucker for wood burning fireplaces, and at this price, they should be opened up (In fact, I think they’re only decorative).

    Beyond all that, nice house. 😉
