459 8th Street was an Open House Pick back in October when it hit the market with an asking price of $1,925,000. It’s received two price cuts since then, one in November to $1,875,000 and one last week to $1,795,000. The two-family house has some nice old detail and charm, at least on the upper two floors; the kitchens are also not as fancily-renovated as you might expect for a house just a block and a half from the park and probably have had something to do with the brownstone’s failure to sell thus far. Still, good bones, charming exterior, great location. It’ll be interesting to see what the ultimate price is on this one.

I think this price is probably about right. Good looking house in a good part of the Slope that only appears to need minor updating.
PH is cheaper than BH, CH, Boreum Hill, PS or FG, so I don’t see how it is “overvalued.” Besides, I’d choose PH over PS any day. It sits between the Slope and Fort Green, is closer to several express subway lines, and is not overtaken by trust-funders with toddlers. Guess it all depends on what you want from a neighborhood.
Charming house, in the best sense of the word. And given location appears to be a bit of a bargain.
I like the second kitchen, but for that price, I want it to have very modern upscale appliances. $1.7 for a house without a super updated rental unit seems too high.
Also, the fixtures in that house have a lot of, um, personality. I’m not loving it, certainly not enough to pay that asking price.
This is a really nice house. If the house on 7th street could fetch $1.6M at auction, this should be close to market price.
I think this listing explains why the Brooklyn Heights place isn’t selling. Annual taxes for this place are around the same price as the apartment’s monthly maintenance.
I personally believe that PH is overvalued. If I had a choice between comparable houses in size/cost between the two nabes, I would choose PS.
This is now cheaper or the same as, similar homes in my hood, Prospect Heights.
Either Prospect Heights is overvalued or this is a bargain.
