459 8th Street was an Open House Pick back in October when it hit the market with an asking price of $1,925,000. It’s received two price cuts since then, one in November to $1,875,000 and one last week to $1,795,000. The two-family house has some nice old detail and charm, at least on the upper two floors; the kitchens are also not as fancily-renovated as you might expect for a house just a block and a half from the park and probably have had something to do with the brownstone’s failure to sell thus far. Still, good bones, charming exterior, great location. It’ll be interesting to see what the ultimate price is on this one.

  1. When all is said and done such brownstones CG, CH, PS will go around 1 mil lesser nabes such as PH, FG, CH less than a mil and fringes CH, PL, SP and BR around 600K. Everything depends on Manhattan, as soon as the prices go down there say goodbye to Brooklyn.

  2. It’s a cute house, but I think a house this size is better as a single family rather than a 2-family. You’re spending $1.8 million for a smallish duplex + $25k-$30k of income from a rental. If that rental incomes covers $500K of mortgage, you’re essentially paying $1.2 million for a small duplex.

    Yes, because the people dropping two million clams for a brownstone in PH are oh so very different than the “trust-funders with toddlers” dropping two million clams for a brownstone in PS.
