459 8th Street was an Open House Pick back in October when it hit the market with an asking price of $1,925,000. It’s received two price cuts since then, one in November to $1,875,000 and one last week to $1,795,000. The two-family house has some nice old detail and charm, at least on the upper two floors; the kitchens are also not as fancily-renovated as you might expect for a house just a block and a half from the park and probably have had something to do with the brownstone’s failure to sell thus far. Still, good bones, charming exterior, great location. It’ll be interesting to see what the ultimate price is on this one.

One person’s gut reno is another’s original charm. I agree with Nomi — this doesn’t look like anything like a gut situation.
The listing says that the plumbing and electric have been updated and the basement has been waterproofed inside and out….Doesn’t sound like a gut renovation is needed to me.
Why does it need a gut renovation? It needs things like new wiring, plumbing, windows, doors, heating, plus cosmetic stuff?

Please don’t take out the original cabinets in the bottom kitchen.
I saw this at one of its first open houses. It needs a gut reno, as well as some exterior work in front and back, and would work best as single family. And it’s only zoned for ps 39 (middle of the pack school for PS).
cute house, i am thinking it will go around 1.65. this place is definitely priced for PS on a nice block close to the park, with a discount for ps 39 (rather than 321 or 107) and that fact that while probably fine to move in, has had a triage of renovations and won’t compare well to houses are actually renovated. and it’s on the narrow side, which is why it’s a little crazy that they appear to have crammed 4 bedrooms on the top floor. the rest, i like.
as for PS v PH, this house would probably be priced at $300K less in PH…

The house doesn’t seem that amazing, but the location is pretty great.
Hang on. This is definitely Park Slope pricing. I don’t see any houses in Prospect Heights selling for $2m these days, let alone a 3-storey in nice but not perfect condition. Infact, several 4-storey houses in PH have sold this year in the $1.3 – 1.6 range.
