Although the listing says the house is soon to be landmarked (not sure if they mean the house itself), it currently sits a block and a half outside of the Stuyvesant Heights Historic District….

Although the listing says the house is soon to be landmarked (not sure if they mean the house itself), it currently sits a block and a half outside of the Stuyvesant Heights Historic District. The owner is asking $845,000 for the house, having paid just $638,000 in July 2005. Is it worth it? If you’re bullish on the area in general and junkie for detail, we’d say yeah. Especially compared to a something like this. (By the way, since when is The Developers Group in the townhouse business?)

Ummm…do you think people will start putting up tents? Housing is a necessity…face the reality and put down your pipe.
Glenn, doors are about the most pleasant thing to strip. Take it from someone who stripped the nooks and crannies..Stripping SUCKS!!! But it’s all worth it in the end.
Anyway, the A train rocks and no, I don’t work for Developer’s Group.
Not everyone wants a four-family house. This house seems more like something one would buy to live in, not just for rent roll.
The A train is not horrible and scary.

The other house you were comparing this to is a four-family — making it a much MUCH better investment for a similar price. They are both gorgeous, though. Am I the only one who finds the A train scary and horrible, not to mention the areas immediately surrounding the stations? It’s really a shame that Bed-Stuy was Mosesized the way it was — I’ll take Bushwick, with much less and MUCH smaller projects, less *cough* “urban youths” shouting “faggot” at everyone a shade lighter than they are, and for 25% less price (though I agree there’s also less architectural value, but how much more is square footage worth with some pretty moldings?)

Calendaring doesn’t necessarily mean that the property/area ever will be landmarked. The Developer’s Group knows this, of course, but they also know that it’s unlikely that most of the potential buyers will know that as well (in fact, they are counting on ignorance).
Several blocks of homes immediately adjacent to the Stuy Heights district have been “calendared” for landmarking for years.
Might be a little high seeing as how it’s only three floors, but my guess is that they’ll get pretty darn close to ask. Looks reasonably move-in ready and nicely updated, with some projects down the line that you could think about (show me any house, at any price, that doesn’t have some of those). Great area too.
