This house at 311 Stuyvesant Avenue is a glorious slice of history, with original plaster and wood work out the wazoo. Although the listing says the house is soon to be landmarked (not sure if they mean the house itself), it currently sits a block and a half outside of the Stuyvesant Heights Historic District. The owner is asking $845,000 for the house, having paid just $638,000 in July 2005. Is it worth it? If you’re bullish on the area in general and junkie for detail, we’d say yeah. Especially compared to a something like this. (By the way, since when is The Developers Group in the townhouse business?)

  1. Um haven’t you ever heard the euphamism “urban” used to describe people of color?? When you write a post insinuating that “urban youths” are a negative thing in a neighborhood, well, that’s going to be interpreted as racist based on the prevailing understanding of the term “urban”.

    Duh.

    That’s like saying the “colored people” and wondering what all the fuss is.

    It wasn’t racist at all, in fact, it was pointing out their vicious and threatening racism against me, not to mention their idea of a “bad thing” to call someone is a deroggatory term for homosexuals. But they’re black, and therefore immune to reproach from anyone whiter than Bill Cosby.

  3. I think the price is just a tab high. I guess is just business, Put the price high so you can get the lower offer you really had in mind. Houses like this with Original Details and Modern updates are only going to increase in value. Especially since that whole stadium Development got approved and is only a quick commute to the Atlantic yards to Stuy Heights. I bought in the area this year 2 blocks away for $620 with all Original details and I was complaining at the time. But not now….

  4. I also live nearby this house and think it’s a pretty good price. In my opinion, it’s actually a better part of the ‘hood than the part that’s close to the subway stop – Solomon’s Porch is right across the street, and since management changed, they’ve have awesome live jazz most of the week. It’s a livelier area, and in no way have I ever encountered any muggings or murders…

  5. It is actually a good price – I live around the corner from this house. Considering the the two houses that are on the market on the same block for 900k and 1.1 million with renovations still going on.

    Another house nearby was on the market for about the same price but did not move at all. It would be interesting to see what this house sells for.

  6. Anon 6:04, thank you for a brief moment of sanity. Obviously not as titillating as invoking crime and crack and real estate crashes, but true. I know many people who live in this area and absolutely love the quiet beauty of the neighborhood and have found great neighbors and a wonderful place to live. To each his own. Sad, but there must be some truth to the people spewing all the vitriol having some vested interest in saying nasty things, maybe they are interested in the house, or want to make their own nabe look better by putting down another. It doesn’t make any sense, but these people seem so vested in making sure people think bad things about certain areas.
