House of the Day: 311 Stuyvesant Avenue
This house at 311 Stuyvesant Avenue is a glorious slice of history, with original plaster and wood work out the wazoo. Although the listing says the house is soon to be landmarked (not sure if they mean the house itself), it currently sits a block and a half outside of the Stuyvesant Heights Historic District….

This house at 311 Stuyvesant Avenue is a glorious slice of history, with original plaster and wood work out the wazoo. Although the listing says the house is soon to be landmarked (not sure if they mean the house itself), it currently sits a block and a half outside of the Stuyvesant Heights Historic District. The owner is asking $845,000 for the house, having paid just $638,000 in July 2005. Is it worth it? If you’re bullish on the area in general and junkie for detail, we’d say yeah. Especially compared to a something like this. (By the way, since when is The Developers Group in the townhouse business?)

I think the price is a little high if a buyer is looking for a return on a short (2-3 year) turnaround. However, I think anyone interested in looking for a place to live for a few years would enjoy this property. It’s in a decent area (Stuyvesant Heights) with great subway access (the A at Utica).
Look at the floorplan–the house is wack and needs a renovation.
DYI stripping isn’t expensive at all (unless your time is valuable). It takes only a good heat gun, chemical stripper, steel wool, and electric sanders. But, it is tedious and very time consuming. I’m doing doors at the moment, and it basically takes a full weekend start to finish, to get one down to raw wood. If you got the time and patience, no problem.
I can’t for a second though, imagine getting into all those nooks and crannies in this kind of woodwork. Yikes
Sweet house. But too much money for the location, personally. I don’t see 200K of work in here and July ’05 was just about the height of the market, so the 30% increase seems like a major reach.
Strip jobs aren’t as intesive or expensive as some people make them out to be. (I can’t believe I just said that. Being I wanted to jump off the Brooklyn Bridge after day 3 of my stripping Job) But by the time I was done, I was only a modest amount of $$ poorer and still had my functioning lungs.
As for the house, it’s not as nice as those on Stuyvesant that are closer to Decatur and MacDonough.
1:11 was me. Let me elaborate…You can’t find anything in Bed Stuy these days for under $700k that doesn’t need a significant amount of work. I bet they restored this beauty and aren’t making a killing on the resale.
Wow, what a beautiful house.
Lovely house. Although I’m not always a fan of dark woodwork, it’s a shame that all the ornate wood trim, the stairs and the fireplaces gave been painted white.
I’d want at least some of it brought back to its original condition as I’m sure there’s really nice wood underneath. It’s the DIY task from hell or a VERY expensive strip job.
It’s beautiful. I’m going to predict they get their price, and then some.
