This Prospect Heights brownstone is quite a looker, with lots of wood detail and an unusual bowed front and mansard roof. We haven’t seen a lot of deals close in the neighborhood since the market started slowing so we’re really not sure how close to the mark this $1.7 million asking price is. What do those of you who are in the market think?

  1. Re: AY effect on home values.

    Think MSG, Yankee Stadium, Shea, Meadowlands, etc. Ticket scalpers, sport bars, garment districts, auto repair shops, swamps, etc. Not desireable places to live. I think outside a radius of about 3 or 4 blocks, desireability will be fine.

    But I gotta tell ya, I’m looking forward to the Nets coming to BK and I love that house.

  2. On Corcoran site, they have a new construc double duplex on Carlton listed at $1.695 and another listing (marked in contract- guess that means that some folk ain’t afraid of AY) listed at $1.35
    both of these very close to Pacific St(AY).
    So I just on pics alone, I don’t think this house here is so far out of asking price range because sure does look nice.

  3. Most financial folks think it actually will. When Gehry buildings have gone up in other cities (granted, no US cities), property values tend to go up (same with other big name architects). Brownstoner devotees don’t want it to go up, so most everyone on this site will say “no” without actually considering it.

    Of course, whether or not it’s the best for the neighborhood is another discussion altogether . . .

  4. The question is how close? Construction will be a real pain for Prospect Heights residents. They will enjoy “amenities” when it is finished, but in the menatime, the construction will be a negative for the area.

  5. C’mon Hal – proven fact that areas around high-rise development turns into unlivable worthless slums. Look what has happened on UES and UWS of Manhattan. Those brownstones are worthless and nobody wants to live there.

  6. For one thing part of the AY plans is to widen Carlton and therefore cut down the street trees. It will become an access road so to speak to the back end of the project and as such, will not be an attractive place to live.
