This Prospect Heights brownstone is quite a looker, with lots of wood detail and an unusual bowed front and mansard roof. We haven’t seen a lot of deals close in the neighborhood since the market started slowing so we’re really not sure how close to the mark this $1.7 million asking price is. What do those of you who are in the market think?

  1. Thank you Armchair Warrior and Anon 4:58 for helping with the address on this place. At bit too close to AY for my comfort–I wish them luck. To the broker arguing against providing a listing’s address to the public, all I can say is I understand how doing so might help a broker safeguard his/her commish, but it’s never going to help that broker’s client sell their property. Which, obviously, is the point. Nobody with that policy will ever be selling my house. Cheers, B

    Why? The problem is the $700M arena, not the $3.3B track relocation, retail & residential buildings, etc. Show me an arena that doesn’t have “all the surrounding neighborhoods go down the drain.”

  3. Re- Anon 6:40 PM Why does AY needs to be developed? Or more specifically why does it have to be the densely developed area in the US? Why do the buildings have to be taller than the Williamsburg building? Why can’t it be something that is a benefit to the surrounding area. It amazes me that people fall for propaganda from corporations like FCR when their rights and property are being taken away from them.

  4. Hi — I live on Carlton and wanted to note that it is actually designated a residential street. Some neighbors have worked with local government to have new signs posted to this effect, in order to discourage buses and trucks from using the street. At Carlton and Park there are new signs reading LOCAL DELIVERIES ONLY or some such. I have seen a truck get ticketed outside my house… anyway, I live on the street, don’t find it very loud, and if my neighbor continues his campaign, it should remain a reasonably quiet residential street.

  5. PH is gorgeous, but you if you have kids, you had better be able to afford to send them to private school because PH is not in a good school district. All the District 15 (encompassing Park Slope, Windsor Terrace, Kensington) public school open houses I have been to have been full of Prospect Heights parents desperately trying to get their children into schools outside their district — which is VERY hard to do. But if you don’t have kids, what a great ‘hood.

  6. I actually like PH over PS. Less elitism feel. AY needs to be developed so whatever development occurs will only enhance the neighborhood. Besides AY will become a neighborhood within itself and PH will have it’s own identity.
