This Prospect Heights brownstone is quite a looker, with lots of wood detail and an unusual bowed front and mansard roof. We haven’t seen a lot of deals close in the neighborhood since the market started slowing so we’re really not sure how close to the mark this $1.7 million asking price is. What do those of you who are in the market think?

Take it from a broker: Often times an agent doesn’t have an exclusive-right-to-sell and is afraid that someone may make an offer directly to the owner or another broker may snatch up the listing.
Ratner is now surmounting his final hurdle, so my guess is that there will be an influx of new listings from that immediate area of Prospect Heights. Once the cacophony of construction commences, along with its attendant nuisances, it will be a rather difficult sell at these prices.
Traffic is already getting heavier on Carlton Ave, once the mega structure is built the traffic will be awful. Carlton used to be a very quiet side street….It does look like a lovely house…

It’s very pretty. Is this a one family? My first thought was that it might be close to the Atlantic Yards. Are there more Prospect Heights things on the market now? It seems so.
Yes I hate it when brokers don’t disclose an address!! Especially in a softer market it’s stupid, b/c many times people make an offer when they are just casually taking a look at a place for sale. That’s how it happened with the house we bought. We had no idea and no intention to buy a house right that moment. We thought we’d be doing it months later. But we saw a listing with the address posted, and an open house, so we checked it out, and ended up falling in love with it. Brokers who don’t post the address are seriously leaving out half the potential lookers at their properties. No exaggeration. It’s just dumb.
Does anybody know the address of this house? I would like to map it. Don’t you *hate* it when brokers refuse to disclose addresses? I do. Thanks!
This house is on Carlton Ave, very close to the future Atlantic Yards project. We are actively looking in Prospect Heights and I wouldn’t even consider it, $1.7M for a three story seem very steep to me.
