This new FSBO listing in the Brownstoner Marketplace isn’t huge (650 square feet) but it has a lot of charm; located at 62 Montague Street in Brooklyn Heights, it’s also got a great location. The bedroom looks on the small side but the kitchen and living area is very light and has lots of original detail. There’s also a common roof deck with killer views. Price: $549,000. Worth it?

    Yes, it is. Cobble Hill and Brooklyn Heights are more expensive than Park Slope on a psf basis.

  3. Not stating an opinion on how many only want BH.

    But, as a PS dweller, 11217, you aren’t likely to find value in most BH places…as they often cost as much as or more than similar PS places…and when that’s the case, only those with a strong preference for BH find value in them.

    As someone who has lived in 5 PS places, I often looked at BH apartments, but never found the value in rentals there, so moved within PS. By the time I was looking to buy, I realized I had a strong preference for PS, as I wanted to stay near the park. I don’t recall looking at any BH apartments to buy, though I did look at some in PH and WT because of park proximity.

    To each their own….

  4. PS real estate is cheaper mostly because the neighborhood is about 10 times the size of BH, ditto. It has much more variety in housing stock. I couldn’t give a rats ass about status, I live in a freakin’ tiny studio. I am simply showing alternatives to those out there reading this blog who aren’t the usual snarky pessimistic fools like you.

    Other people look at this blog for info and I provided a little. You don’t like my comps, then skip them.

    Contrary to some opinions on here, the majority of buyers look at multiple neighborhoods when searching for an apartment. I know BH is the creme de la creme for some, and that’s awesome.

  5. There are many nice neighborhoods in Brooklyn. This particular listing, and thread, is supposed to be about a listing in Brooklyn Heights. I think people affluent enough to buy in the Heights know about options in other areas. It is unnecessary to turn every thread about a Brooklyn Heights property into one about cheaper alternatives in Park Slope or wherever. In fact, I find a little creepy.

    yeah – you’re right. i’ve encountered people who look in manhattan, OR brooklyn heights.

    this place is overpriced – but not because there’s cheaper places in park slope.

  7. If PS was to a large number of people a simple alternative, rather than a second choice, to BH, then the PS real estate wouldn’t be so cheap compared to BH. Stop wrapping up your status-anxiety in your zip code.
