This co-op listing at 27 South Portland Avenue probably could have benefited from a little staging (or at least de-cluttering) but we suspect the fact that it’s a floor-through apartment with lots of original details on the premier block in Fort Greene will end up carrying the day. It’s currently being used by a family with a small child but would be a dream pad for a childless couple. And with an asking price of $699,000, neither person would have to be an investment banker either. There’s an open house this weekend on Sunday from 2 to 4 p.m.

  1. Mr B – how can you say this would be a “deam pad” for a couple? Its a tad cramped, with a weirdly-placed kitchen and does not have 2 real bedrooms.. C’mon..

    And I agree – $700K is a bit out of reach for anyone making under (at least) $200K who doesn’t have the ability to put down a large percentage (from a previously sold apt, mommy/daddy etc.)

  2. Yes, this is a one bedroom apartment and should not be passed off like it’s anything else. Sell it to a single person, please. Possibly an investment banker. Would make a sweet starter pad until he/she marries and can get the whole house in Brooklyn Heights.

  3. I was going to post after Jaguar’s comment “Or six college professors?” I see others saw the same elitism in this post.

    I guess if you live in a city where it’s considered perfectly balanced to state that a cramped walk-up apartment, really a one bedroom and with a sort-of study is one reasonable buy at 700K for everyone other than investment bankers, you should expect this sort of thing.

    But it still irks me no end.

    Yeah, bring back the millionaire’s tax. Ironically, that would hardly slow down this whole overheated economy one iota, since even with that tax, those people would still have plenty to spend.

    I think the point Mopar was trying to make is that many of the cut-up apartments are sub-par, with inefficient layouts, small rooms, and insufficient closets.

  5. That being said, I am not trying to diss this apartment. It looks like a nice renovation and the location is great. It would be nice for a couple. But I think $600K is more like it. $625? Couldn’t you buy a 2-bedroom in One Hanson for $700K, after all?

  6. Looking at 27 south Portland (not 21), the building is a coop made out 6 units. The last 2 sales are for the parlor units, #2 and #3, which are studios:

    06/09/2010 #3 $275,000 -8.0% $299,000
    #3 was a COTD in 2009

    This apartment is a floor trough, on the third floor. I’m thinking 550-580K, depending on the actual condition of the apartment, which I find hard to assess from the pictures.
