This co-op listing at 27 South Portland Avenue probably could have benefited from a little staging (or at least de-cluttering) but we suspect the fact that it’s a floor-through apartment with lots of original details on the premier block in Fort Greene will end up carrying the day. It’s currently being used by a family with a small child but would be a dream pad for a childless couple. And with an asking price of $699,000, neither person would have to be an investment banker either. There’s an open house this weekend on Sunday from 2 to 4 p.m.

  1. CAN NOT WAIT UNTIL THIS SELLS NEAR ASK! We’ll see who was “snarked” ,the person who owns paid 610k for it doubt doubt doubt they’ll take a loss for it no shot. I’ll bet this btwn 670 and ask. Going to be sweet when you negative brownstoners are proven wrong AGAIN!

  2. Yes, I am sure. 25×55 vs. 20×45, so the $476K sale is for a 600sf, 1-bedroom apartment, vs. $276K for a 400sf studio. Not comparable, and if you read his first post, it’s clear he just made a mistake, compounded by a lie once he was snarked.
    This is a 1br+den, I can’t see it topping 600K. $560-575 maybe.

  3. Maly please see below. Are you sure 21 SPA is 25ft wide ? Only the single digit addresses on that block are wider than 22 feet despite what ACRIS shows….we walked by there today. We think biggie may have assumed the floor plates on both places are equal which is partially correct… both ~22ft in width.
    Anyways the $$ psf analysis is pretty close and the additional significant savings in maintenance costs makes this place highly desirable and should get close to ask. Please note we agree that it’s not cheap but the block is simply outstanding!

    I clearly said both comps were in 21 South Portland 3 doors down from this building. I used those comps to support the fact that if a 500 sqft (half floor) apartment could sell close to 500k, $1000 psf not to mention having a higher mntce, that it wouldnt be out of reach for this one at 900 sqft to sell close to ask. I really think many of you are under estimating what this block calls for…where else would 2 500sqft (glorified studios) sell for half a million bucks??? I dont see why this wont sell near ask…only time will tell”.

  4. this is ridiculously overpriced for a partitioned-off floor of what was built as a house. Only someone who has swallowed the brownstoner hype would view this as anything but absurd.
    11217 lives in a one-room apartment with one 40-watt bulb as I recall he once wrote, so his ascetic viewpoint is perhaps not quite mainstream.
    I have noticed that folks who just cant afford stuff like nice houses or a personal vehicle wrap themselves in the flag on environmentalism as if they are being saintly for not buying what they can’t afford anyway.

  5. Pierre de Taille, his analysis is very good? Maybe if this were a floor-through in 21 So. Portland, which has a 30% larger footprint than 27. A floorthrough in a 25×55 house is much more amenable to a comfortable, large 2-bedroom apartment than in a 20×45 house. The stairs don’t generally consume more space, so you’re comparing 825sf of gross usable space to 1,300sf.
    And if you look at the 2 sales for half-floors, the difference bears out:
    21 so. Portland: $467,000 (February 9 2011)
    27 so. Portland: $276,000 (March 1 2011)

    So in brief, I’d say the bigguy’s analysis was pretty awful, because he misread the address.

  6. My teenage daughter and I live in a 1.5-b.r. in a brownstone (the floor above the parlor) and it’s perfectly comfortable for us. Our Manhattan friends are amazed at the space, and the closets are fine.
