Not surprisingly, we’re digging this new listing at 135 Eastern Parkway aka Turner Towers. The three-bedroom co-op is on a high floor with great light and has been recently renovated. In particular, the bathroom and eat-in kitchen were done over very tastefully in our view. Like all the apartments in this building, ceilings are high and the floors and beamed ceilings radiate old-school goodness. The asking price on this particular unit is $1,100,000. Think they’ll get it?

  1. I would much rather be near Fifth Avenue or Montague Street or Smith Street. The museum and Gardens are a special trip but supermarkets, delis, bagel shops, laundry/dry cleaning, shoe repairs, pharmacy, barbers, bakery, wine stores, hardware stores, restaurants and coffeshops, etc etc are everyday life.

  2. Minard, I guess it depends on what you consider an amenity. I would far rather be across from the museum and BBG, and just down the road from Prospect Park, than near a bunch of douchy bars and restaurants on 5th Avenue, for example. That may put me in the minority on this board, but so be it.

    As long as there’s a halfway decent grocery store within walking distance, I’m good.

  3. 25% of profit is confiscatory. Forget it. It would be one thing if the maintenance were really low due to the exorbitant flip tax but the maintenance here is pretty up there for Brooklyn.

  4. Rob: it’s a question I would have before purchasing on EP. I don’t live on top of the parade route, but the couple of times I’ve attended the parade, I can’t put up with the incredibly loud floats on the parade route for more than an hour. The noise must far, far exceed safe levels. I can’t imagine putting up with that noise and the crowds for the entire weekend (yes, parade is only one day, but the neighborhood around the museum gets a little bit crazy for the whole weekend.)

    There were some threads on Brooklynian about this after last year’s parade.

  5. That maintenance is not at all high for a 3BR in a full service building. It’s probably actually on the low side for an apartment of this size (closer to $1 than $1.50/square foot).

    Also, if the flip tax is really 25%, it must be 25% of profits, not gross. (Not sure what the flip tax is in this building, though.)

  6. I love plants and all but I’m not sure that I would buy an apartment for its proximity to the Botanical Gardens. What else is there nearby in terms of a shopping and neighborhood amenities? I’m not saying it is a bad location, and the subway access (to one line) is great, but it isn’t like being in Park Slope or Brooklyn Heights or Carroll gardens where one is in an established residential neighborhood with all the amenities one would expect.
    I mean, location matters.
    It’s not just gross square feet.
    And if you’re telling me that I have to give up more than 10% (25% sounds loony) of my sale price as a flip tax, I will flip this one the bird and be on my way.
