Despite being located in an attractive old townhouse, this pad (which is listed in the Brownstoner Marketplace) doesn’t have any original detail to speak of, but the renovation is quite attractive. And don’t forget the kicker: A 375-square-foot private roof deck with Manhattan views. And the maintenance, at $668, ain’t bad either.

  1. I guess I’m the only person that finds the Clinton Hill Co-op more desireable. It isn’t near a huge park, but the grounds are well kept and there are plenty of places within that development to sit down and enjoy the nice weather.

  2. I’ll be a voice of dissent. Great location, charming home, nicely renovated and the outdoor space is really cool.

    I think a couple with one baby, or a pregnant couple, or a couple with a toddler or little kid who don’t plan to have more… or even a single person who wants space for guests every now and again, might really dig this place. And while small, it can probably be had for under 450k, which, a couple of years ago was pure fantasy in this neck of the woods.

  3. Nomi — I could be wrong (and probably am), but I would think that the original layout didn’t have the skinny little room. I don’t know about this place, since it’s the full width of the building. But in half-floor places with seemingly orphaned little rooms or bastardized pre-war apartments with those crazy long halls for no apparent reason, the cause is a splitting in half.

    What this room is for? Who knows. It was probably a closet in the original design (if it was there at all!)

  4. I have a question. The skinny little rooms in the original brownstone layouts, the ones next to regular sized bedrooms, what were they used for? Does anyone know?

    (Yes, brklynmom, that’s a good point — part of why it would be difficult to make this space work better even as one bedroom with a more reasonable amount of common space.)

  5. Looks like this place has been on the market for a while now. They first tried selling it in Oct of last year for $535,000, it then got the price chop a couple times to 499k and eventually down to the current ask. Back then they were also listing it as one bedroom not a two.

  6. since it was generally agreed the maint on that clinton hill coop yesterday was way high and that park slope maint is way better bang for the buck service/amenity-wise, it would be logical to conclude the maintenance on this one is mega high

  7. Just pointing out the obvious, but forget the two narrow bedrooms: the whole house is less than 16′ wide. If this were the HOTD, that alone would be a major negative.
