Co-op of the Day: 384 6th Avenue, #4
That second bedroom is mighty skinny but $475,000 for this listing at 384 6th Avenue in Park Slope is about as cheap as you’ll find in the Center Slope. Despite being located in an attractive old townhouse, this pad (which is listed in the Brownstoner Marketplace) doesn’t have any original detail to speak of, but…

Despite being located in an attractive old townhouse, this pad (which is listed in the Brownstoner Marketplace) doesn’t have any original detail to speak of, but the renovation is quite attractive. And don’t forget the kicker: A 375-square-foot private roof deck with Manhattan views. And the maintenance, at $668, ain’t bad either.

I believe the dimensions of a bedroom to called such have to include at least 100 sf and be at least 8 feet wide. Anyone know for sure.
I guess you could “fit” a bed there but you would have to get into the bed from the head or foot of the bed rather than the side. As I said above it would still be a decent value as a one bedroom with a roof deck.
Yeah 5 feet wide is not a bedroom. Not a baby nursery either, sorry. Surely there are restrictions in the building code for what size room can be called a bedroom. It’s a tiny office or extra storage. Call it what it is.
The bedrooms are small but I’m sure some buyer is going to overlook that in favor of the outdoor space.
Tyburg – you make a good point, but I always figure most couples starting out only keep a place they just bought as their “starter home” for 3-4 years
I don’t even know where to begin.
Someone will pay four hundred and seventy five thousand dollars to live there????
You gotta be kidding me !!!
a 5′ wide bedroom——-it’s a closet with a window in it.
“vaguely acceptable for a couple with a vasectomy” (tybur6)
That was funny.
I don’t know. It’s probably close the right price for location and size. But it seems such an unbalanced use of barely 600 sq ft. Whoever said it yesterday that it seems you have to get a “two-bedroom” to have a one-bedroom, and a “three” to have a two, is right. But, beyond that, here you can’t even liberate the second “bedroom” without serious renovation ……
I look at the floor plan and all I can think is this is a bedroom floor of a nice old brownstone.
What a joke the bedrooms are, you need to climb over the bed to get to book shelf or open a window? Living room is 14*14, kitchen looks nicely done though.
I would say this is about smaller than yesterday’s coop listing.
this is NOT an ideal place for a baby or a kid. one can make do with it but this is best suited for a single person or a couple
A small round table and 2 folding chairs? That’s practical!
