I would just like to point out that the length of the building is known, and the width of the apartment is provided in the listing, making for a rather easy calculation, with the little adjustments due to the narrower living room. breaking the apartment into 2 rectangles:
total length approx. 62ft
length of the living room: 15ft
47′ x 12’= 564sf
15′ x 10’= 150sf
Total: 714sf
Just to move the conversation along, if you use 800-850 sq ft, that is $822-873 psf. That would def put it on the high side for CG.
$699K would not be outrageous for a 2 bdrm 1 bth floor through in a wider row house, but at this width, I don’t think you can get north of $599K. Using the dimensions assumed above, that’s $705-749 – aggressive comp, but not insane.
$699K is a future hoped for price, something the broker/owner came up with to see if it flys. It won’t.
I’ve been inside the apartment. It’s closer to 900 sq ft, I would guess. Super low monthly maintenance. I won’t be surprised to see this go close to asking.
There’s a unit in this building that sold a couple years back with a floor plan that’s identical except the mirror of this unit. It’s listed at 900 sq. feet.

Did you just pluck that price out of mid air since there’s no mention of the sq. footage and no apartment for sale in CG has ever asked for 1,000 per sq. foot?
I think Freud would have more to say about BSD’s 1:21 or my my projecting personal thoughts of it.
