At half a brownstone floor, this one-bedroom at 53 Montgomery Place in Park Slope may not be huge but it’s got a lot of charm and a prime Park Slope location (right off the park). Given that beautiful condition of the apartment and the monthly maintenance of $561, the asking price of $339,000 doesn’t feel too off-the-mark to us. You do have to be comfortable with being in a co-op with just a small number of other members (in this case seven). You like it?

Well, if location was the only factor it’s in one of the best parts of Park Slope.
According to the rent vs. buy calculator, renting it for $2,000 would have saved the seller $11,608 over the 4 years he lived there. I hope the place was renovated prior to the last purchase.

This is $2,000 a month to own. BEFORE the tax deduction.
I know someone who rents a very similar 1 bedroom on this block and pays $2150.
How much would it cost to rent this apartment? The location is wonderful, but it is too small unlike you are a confirmed singleton.
I don’t know. $750 a foot would seem right for the area if it were a more proper one-bedroom. And, yes, $561 on maintenance is not low for a 450sq ft place.
It sold for 300K in 2006.
This would be a cute apartment for someone starting out to rent -but not to buy. The maintenance is too high and the bedroom is too narrow. It has limited re-sale value except to someone with an adjacent unit. There are nicer one-bedrooms that are better investments.
