At half a brownstone floor, this one-bedroom at 53 Montgomery Place in Park Slope may not be huge but it’s got a lot of charm and a prime Park Slope location (right off the park). Given that beautiful condition of the apartment and the monthly maintenance of $561, the asking price of $339,000 doesn’t feel too off-the-mark to us. You do have to be comfortable with being in a co-op with just a small number of other members (in this case seven). You like it?

I’m pretty flexible. This is not an awesome deal. It might turn out to be close to current market rate, but it is not an awesome deal. Comparing to East Village prices is not relevant. And the “way higher maintenance” would be for a larger space.
Park Slope is a popular choice for starter apartments. $350k is a starter apartment for the East Village / LES kid looking for a 1 bedroom in Brooklyn. They’re used to 450 square feet because that is the size of the two bedroom they’re sharing. You guys should be more flexible!

This is an awesome deal. Usually brownstones like this have way higher maintenance. I predict a quick sale if the board is flexible.

If that’s pathetic, then I hate to think of what you’d call of me. And I’m not just talking about my large bed in small room.
(We’re in a floor thru in a brownstone. I guess most people put their bed in one of the other rooms, not the 6′ x 8′ whatever it originally was. But I’d rather be able to close the door to my room filled with bed, my bed room, than have it in the living room or the middle room just open like a studio.)

Wouldn’t a queen sized bed under the window leave about 8″ on either side? And a full (which is plenty for a single person with occasional guests) would be even better.

I like to have bedstands on both sides of the bed. No one wants to have someone climbing over them in the middle of the night to take a pee.
