At half a brownstone floor, this one-bedroom at 53 Montgomery Place in Park Slope may not be huge but it’s got a lot of charm and a prime Park Slope location (right off the park). Given that beautiful condition of the apartment and the monthly maintenance of $561, the asking price of $339,000 doesn’t feel too off-the-mark to us. You do have to be comfortable with being in a co-op with just a small number of other members (in this case seven). You like it?

  2. resale value would be harder given size – park slope appeals more to families than singles (that’s the ruling though anyway).

    but there are not a lot of studios/1bdrms of this size on this street (street which is only 1 block long and is considered by many as one of the prettiest ones in PS).

    price per sq foot seems right for the area, but maintenance seems high given size of unit/no amenities building.

    also, given it’s a small coop, i seriously doubt a buyer would be able to rent it out that easily- most coops this small don’t allow subletting or have very strict guidelines to do so.

    Someone needs to learn a bit more about these things before they make a bigger fool of themselves.

  4. $67,800 down. $561/mo maint. 211,875 – 271,200 = -$59,325 underwater after five years and another -37.5% decline. (67,800 + 59,325)/60 mos + 561 = $2,680/mo to own. Cheaper to rent even before the risk of a rental market decline and maintenance assessments.
