This new listing at 58 Montgomery Place in Park Slope could really benefit from the inclusion of a floorplan. There are only two interior photos to work from, so it’s hard to see how they manage to squeeze in two bedrooms and two bathrooms into this brownstone floor-through co-op. What parts the broker lets us see look pretty nice, though the kitchen unfortunately intrudes upon what would otherwise be a generous rectangle of a living room. Some lovely original details add to the charm of this place, as does its siting on one of the prettiest blocks in the ‘hood. Asking price of $825,000? We shall see.

  1. Location may be everything, 11217, and I would not deny that this is a good one, but even at this good location, $800K for a 1 bedroom apartment is a little extreme.

  2. I said the apartment had potential. Never said amazing.

    You talk about location like it’s nothing, when actually it’s everything. It’s in what many consider one of the best cities in the world, in one of the loveliest neighborhoods in said city, on probably the most beautiful block in said neighborhood.

    You clearly don’t seem to GET that location location and location are what matters in real estate. Crappiest apartment on the best block is what you want. Well not you, but smart real estate buyers.

    With a new kitchen and some other minor things, this will make a great apartment.

  3. 11217 — When you stumbled on sarcasm, you obviously didn’t have chance to practice much before you tried it out.

    That being said… You do realize that prices are they way they are because the market goes UNQUESTIONED. The buyer side of the equation just pays what’s presented to them without asking the fundamental questions.

    Trust me, I fully understand location-based pricing differentials… but i also understand what would constitute a great apartment (divorced from the location issue) and this place is pure mediocrity… with a nice façade.

    Or have you convinced yourself that this apartment is amazing?

  4. Ty, I appreciate the sentiment, but back when you were looking for a blog to become your own, you really stumbled upon the wrong one, it seems. This is a blog, mostly about brownstones (or used to be anyway) many of which cost over a million dollars and need to be gutted.

  6. So, it’s a 1-1/2 bedroom apartment. Great location. That’s about it. You’re paying for the location and a *very* mediocre apartment with a pretty outside.
