This new listing at 58 Montgomery Place in Park Slope could really benefit from the inclusion of a floorplan. There are only two interior photos to work from, so it’s hard to see how they manage to squeeze in two bedrooms and two bathrooms into this brownstone floor-through co-op. What parts the broker lets us see look pretty nice, though the kitchen unfortunately intrudes upon what would otherwise be a generous rectangle of a living room. Some lovely original details add to the charm of this place, as does its siting on one of the prettiest blocks in the ‘hood. Asking price of $825,000? We shall see.

I am prob totally off on that price. However, one “could” get a 2 bedroom in TT for about $650K, right? Definitely for $700K? Location is location, but floorplan is floorplan.

Floorplan does not justify this price at all. I agree, kitchen needs to be changed and expanded back.

I agree it’ll go for mid, maybe even high, 700’s. It’s the 800K mark for what is basically a modest apartment (without even a pretentiously renovated kitchen) that bugs me. I think my friends in Turner Towers are going to be selling their 3-bedroom for something close to that. (Maybe I am wrong and their apartment is worth a lot more, dunno.) But, for 800K, I’d want a doorman and a formal dining room.

My bedroom is 6’3″ x 7″ 8″. THAT is tiny.
Ok, yes, my bedroom is only a “bedroom,” but still . . . .
It’s true that 7’8″ by 14′ is not unacceptable by NYC standards.
My problems definitely with the placement of the kitchen, not the smaller second bedroom. Tho, fixing the kitchen placement, would eliminate the second bedroom.
That was my favorite part. 🙂
