This new listing at 58 Montgomery Place in Park Slope could really benefit from the inclusion of a floorplan. There are only two interior photos to work from, so it’s hard to see how they manage to squeeze in two bedrooms and two bathrooms into this brownstone floor-through co-op. What parts the broker lets us see look pretty nice, though the kitchen unfortunately intrudes upon what would otherwise be a generous rectangle of a living room. Some lovely original details add to the charm of this place, as does its siting on one of the prettiest blocks in the ‘hood. Asking price of $825,000? We shall see.

    I never said that this was a $425,000 apartment. I said the fact that the second “bedroom” is tiny (and probably should be considered a DEN because that’s what it should be used for) could be overlooked at $425,000. And at that price you could even talk about that room as a bedroom…

    BUT at $825 or $790 or whatever crazy price this will sell for… it is ABSURD to call this a 2-bedroom apartment. Two bedrooms and a livingroom is the layout for a roommate rental situation. A home at the $800,000+ range should probably have some comforts like an office/den/guest room. Thus, this is a 1-bedroom apartment.

    It probably should have a lot more at that price. But…

    I’m not saying the apartment is going for full asking price (I don’t actually), but if you honestly believe this is a 425k apartment, you really have no idea what you’re talking about.

  3. Well, by sq. footage (I think it’s over 1000 feet) the price is not so crazy. But, yeah, that kitchen needs to be shoved back into that second bedroom, with maybe a small space left for an office. So, for me, the poor layout does not justify the price.

  4. 11217 — Again, this is the disconnect.

    7 x 14 is a fine bedroom for a child or a guest bedroom… OR for an adult at a *totally* different price point. The FACT is that 7 x 14 is not a full-sized bedroom. At $425,000 you might be able to overlook that. At $825,000… well, if you overlook that this is a tiny bedroom / office… you’re just being a fool. But the market is full of fools. Thus the price tags that abound.

  5. Guys, I can’t afford diddly right now, but still have opinions. I generally try to avoid price conversations because in my (holier-than-thou) opinion, it’s all pricey. I just like talking about the interiors and exteriors, in much the same way I “choose” one of the houses on an episode of House Hunters. Doesn’t mean I approve, or really even want it, just like playing the game.

  6. 800k+ aint cheap. the unit size aint small. location is great. interior is zzzzzzzzzzzz

    given current selling pattern, this baby will sell in the high 700k’s. Dont like it, dont agree with it, but it is what it is.

  7. I’m sorry, I’m not understanding the 1 bedroom comments.

    The master is 20 by 14 and the other is a little under 8 by 14.

    While small, that’s not uncommon and this seems like a perfectly normal 2 bedroom set up to me by NYC standards.

  8. No, I absolutely get “location, location, location” — the issue is that it has gone off the rails and buyers approaching the real estate market with almost no push back is why!

    We’re talking about a 1-1/2 bedroom apartment that would cost well over $4,000 per month… You can say location, location, location as much as you want, but if that means losing all connection with reality and ONLY comparing to other apartments within a 3 block radius… uggh. Never mind.
