Co-op of the Day: 138 Remsen Street, #2B
This second-floor co-op at 138 Remsen Street may have a slightly odd layout but it makes up for it with a great feel, including 14-foot ceilings and lots of original details. The FSBO listing clocks in at 1,000 square feet and comes with a reasonable monthly maintenance of $825. The asking price? $729,000. Sound about…

Hey Joe – you stink.

so true.
“so, where’s the OT today?”
Go to The New Gentrification thread and make a left.
so, where’s the OT today?
650-680 for a large one-bedroom in prime Brooklyn Heights is not bad. And here you are getting a nursery/study as well.
they’re asking 729 and hoping to get 650 I think.
This apartment was on the market in 2008– it was actually the first place I looked at on the hunt for my current apartment. The building is beautiful and I think the lay-out makes the most of the natural light problem. The main drawback I remember is that the kitchen was tiny-tiny. Not a kitchen for people who cook. That said, I really loved this place — there was also mention of parking behind the building for a monthly fee. Can’t remember how much, but a nice perk in BH. I think it was on the market for $700k in 2008 (it got snatched up quickly) so the current owners are probably loosing money on the deal, all considered.

That ‘comp’ 11217 posted is very nice, better in every respect – another half-bath, closer to the prom, cute balcony – but it is also almost $17K more per year ($20K is you’re a 15 yr kind of person). Not really the same target, eh.
Back to 138 Remsen – these folks bought this unit back in July 2008 for $700K.
OK class, who would like to volunteer to describe what has happened over the last 20 months that makes $729K seem SOMEWHAT UNREALISTIC?
the internet is funny.
all of the stuff in real life that you’d usually say behind someone’s back, you can just say right to them (or to their screen name).
so messy. yet… so fun!
