This second-floor co-op at 138 Remsen Street may have a slightly odd layout but it makes up for it with a great feel, including 14-foot ceilings and lots of original details. The FSBO listing clocks in at 1,000 square feet and comes with a reasonable monthly maintenance of $825. The asking price? $729,000. Sound about right?

  1. Wondering how the seller was able to list this on streeteasy. I tried a few months back with my own “for Sale by Owner” and was told that streeteasy only allows real estate professionals to list “for sale” properties. Rentals by owner were ok to be listed at that point, but not FSBO.

  2. Just looking thru the pictures and floor plan again. The front portion of this apt. is going to be quite dark. The front portion, meaning everything from the living back. It’s only windowed on one short side of the four sides of the space with the exception of the one window in the “child’s room.” The livingroom, kitchen, foyer and bathroom are competely windowless, and the dining room depends on the light from the only well lit room, the back bedroom (assuming that’s the back because there are no bay windows in the photo of the front). Even if that’s a southern exposure, which I sure hope it is, that’s asking way too much of one short southern exposure.

It’s got lovely space in some ways, but really this is an ill conceived layout. And why would not the kitchen wall be windowed? Is that not an exterior wall? Ahhh, maybe too much late-night scrutiny on my part . . . . Cannot figure out how I would do it better considering this lack of windows.
