This two-bedroom co-op that just hit the market at 102 Prospect Park West looks pretty interesting at the initial asking price of $715,000. It’s a floor-through of a large bay-windowed brownstone with lots of original details. It’s also been recently reno’d head-to-toe. The only negative we can spot is that the railroad configuration makes it tough to really use the middle room as a real bedroom. On a square-footage and finish basis, it looks good though.

  1. It’s shocking to me how many people appraised this place in the 400 and 500’s on the widget.

    Clearly a lot of frownstoners do indeed vote the widget with what they hope things sell for instead of an actual appraisal of what they WILL sell for.

    Then come back to wet laundry that still needs to go into the dryer while youre cooking, or dried wrinkled laundry…and don’t mention an iron, I don’t know any guys who iron, or even know how to.

  3. Not sure why laundry is such a big issue, just turn it on when you’re at work/@ a plusa gathering. I don’t think it would be running during a dinner party.

  4. Agree with some of the other posters here — would be a fantastic 1 bedroom, but would only be a workable 2 bedroom with the help of a creative architect, and maybe not even then.

    Not at all bothered by the thought of laundry in the kitchen, though. You can use unscented detergent if the mix of smells bothers you, and it’s not as if your clean clothes hang out there long enough to pick up the smell of your dinner.

  5. could have had this place for less than half this price 8 years ago. i guess either incomes have doubled since then or it’s gotten twice as nice to live in this neighborhood.

  6. I hate entry into the kitchen. Besides that, it can only work for a single or childless couple (though there is only one closet..). It is good for entertaining, although using the “den” as a dining room, sure makes going to the bathroom during dinner a pleasant experience…

    The front door opens into it. You need to walk through it to get to the bathroom or to the (one) bedroom. Sounds like a hallway to me. Pacman indeed.
