This two-bedroom co-op that just hit the market at 102 Prospect Park West looks pretty interesting at the initial asking price of $715,000. It’s a floor-through of a large bay-windowed brownstone with lots of original details. It’s also been recently reno’d head-to-toe. The only negative we can spot is that the railroad configuration makes it tough to really use the middle room as a real bedroom. On a square-footage and finish basis, it looks good though.

  1. “Worth” is a tricky word; it’s terribly subjective. What a place may sell for is less messy. The widget is for appraisals. In this context, that means an estimate of what it will sell for.

  2. Umm… can I just say definitively… this place is NOT, NO it is NOT a two bedroom apartment. It’s a good sized 1-bedroom apartment.

    There is NOTHING about this place that is a 2-bedroom apartment. The ONLY choice (which is not a choice for a 3/4 of a million dollar home) is to make the Livingroom the second bedroom and the “second bedroom” becomes the livingroom.

  3. Clearly a lot of frownstoners do indeed vote the widget with what they hope things sell for instead of an actual appraisal of what they WILL sell for.

    While I did not vote this time around, I can say that when I do, I typically vote with what I think the place is worth. NOT what it will sell for. Maybe I’m not playing the game right, but I assume that’s how others vote as well.

  4. Love it, I would just use the 2nd bedroom as office / whatever room. I also don’t mind the laundry in the kitchen, no big deal. I have my portable washer in the kitchen, and clothesline out the kitchen window, so it is easy, cook, do laundry, check the computer, LOL, all purpose room.
