This two-bedroom co-op that just hit the market at 102 Prospect Park West looks pretty interesting at the initial asking price of $715,000. It’s a floor-through of a large bay-windowed brownstone with lots of original details. It’s also been recently reno’d head-to-toe. The only negative we can spot is that the railroad configuration makes it tough to really use the middle room as a real bedroom. On a square-footage and finish basis, it looks good though.

    anyway, no mary statues for me. having been raised catholic, i never really got over the fact that my namesake, joseph, stepfather of jesus, was ok with his wife cheating on him with god.

    i did get married in a church in park slope though. 8th ave and 6th st.

  2. I think it’s a beautiful apartment – for a single person or a couple (or a couple with a baby who are planning to move in 2 years). It appears to be a 3rd floor walk-up so it won’t work for someone with an elderly dog who does NOT like to be carried up stairs.

    It’s a great space for entertaining, and you can put a sofabed in the living room for guests. It is NOT a 2-bedroom – those in the Master Bedroom would be trapped by the sleep schedule of the person in the “middle” bedroom. No.

    I have to agree with those who don’t like the washer-dryer in the kitchen. Can’t say why, but I don’t like my laundry appliances mixin’ with my kitchen appliances. I want my washer-dryer in their own room, or behind a closet door. OTOH, it’s better than having no washer-dryer at all. Can’t you build a cabinet around them?

    As for price, as the listing says it’s in “chic, trendy Park Slope” so I bet it actually goes close to ask. What can I say? That appears to be the market, and though I’m the first to say I think prices are generally too high still, I don’t see them going much lower.

  3. If you know of a “real” 2 bed in PS for $700K, I’d love to see it. I haven’t seen anything under $750K that would work for a family of four. (Maybe very south slope, but I haven’t looked there because of our school situation).

  4. I was kidding, Ringo. Mostly making fun of the notion that anyone who thinks something is grossly overpriced is a “Frownstoner”. I actually agree with your assessment of the apartment, and am also not sure how to price it.

    I think you can get a real 2 bed in a Park Slope walk-up for $700k.

  5. Am I a frownstoner? Does that mean I hate them? It certainly doesn’t mean I hope it sells for 400k. Nobody would be more delighted than moi if all real estate bounced back tomorrow. I actually didn’t put a price in bcs I have no idea what this place should sell for.

  6. such an unfortunate floorplan. i love the back half living space but the front of the apartment is totally ganked. the one real bedroom is kind of small and loses some options when you lose one corner. so you have to put the bed near the hallway? looking at the pictures gives a much better impression than looking at the floorplan. looks like the widget is clustered between the high and low points, not a lot in the middle. tough call. price doesn’t seem outlandish. goes for maybe 10% less then ask is my guess.

  7. Beautiful place, inside and out. I love the wood details. The turrent (is that the proper term?) is adorable, as is the round stained glass window. The living/dining room is enormous compared to the two bedroom we are currently in.

    The bedroom setup would work fine for us (daughter is 16 months), and while I’m not thrilled by W/D in the kitchen, it sure beats the pickup/delivery deal we have going on now. But then again we’re not looking for perfection. Seems like at every reasonable price point you have to decide on some amount of compromise.

    Love, love, love the location. Dang I wish we had another $100K in the budget so this place could be a serious consideration for us.

  8. maybe it’s a cultural thing but I don’t cook all day so therefore it’s super rare that I’m doing laundry and cooking at the same time. lastly, I would take laundry in kitchen than NO laundry. it’s usually the easiest & cheapest to put laundry in or super near the kitchen since it’s easy access to the plumbing and gas line for the dryer plus a window to vent
