This three-bedroom co-op at 156 Prospect Park West should be an interesting measure of the Park Slope market. The 1,100-square-foot pad traded for $785,000 in early 2007. It’s now back on for $829,000. We like everything about it except the kitchen. The floors and windows are particularly charming—and the exclusive roof rights are a nice kicker. We also like the fact that the monthly maintenance is only $533. How do you think it’ll fare?

    …..only in the special world of NYC could folks look at this and not go apoplectic. $829,000 for an apartment on the 4th floor of a walk-up, with that “fabulous” layout???? A W/D in a “bedroom”!!

    Here is a perfect example of the perversities produced by our preservation legislation. PPW should be one of the crown jewels of Brooklyn – our equivalent of CPW. Since, however, this glorified tenement is “preserved”, we get this apartment, at this price (with no parking, to boot).

    Does anyone here have the same feeling as me when you walk down this stretch of PPW: a desolate street. Between the broad, one-way street, the lack of foot traffic and housing such as this, it is a lifeless street.

    This type of home should be knocked down, and a nice apartment building put up to take advantage of the view. If you look at the northern end of PPW, this was starting to happen in the 20’s. Alas, however, we have arrested this natural development.

    No this isn’t THE PERFECT 3 bedroom in the sense that 1 bedroom is tiny, it has one bathroom and it’s a walk up. But it’s priced accordingly. When you nitpick, you need to consider the price.

    If you are familiar with PS prices you would know that to get the full 3 bedrooms, 2 bathrooms and elevator or doorman you are going to pay around 200K more than this. At least.

    You make compromises for what you can afford. For someone looking for a 3 bedroom, I think someone will probably find the trade-offs on this one to be worth the price differential on a palatial 3 bedroom.

  3. I still think the 2 Bed with the parking space in 321, listed at $865k was a better deal. Looks like that one went into contract….very interested to see what it went for.

    This place makes pretty good use of sq footage so long as the third bed can make a good office.

  4. This place is nice enough (has enough else going for it) to call it a two bedroom with and nice little extra utility/storage/office room. Someone could chose to put a kid’s bed in there, but it seems disingenuous to call it a three-bedroom.

    But maybe I’m wrong. Maybe they’d miss out on people who need anything they can use as a third bedroom if they listed it as a two-bedroom?
