This three-bedroom co-op at 156 Prospect Park West should be an interesting measure of the Park Slope market. The 1,100-square-foot pad traded for $785,000 in early 2007. It’s now back on for $829,000. We like everything about it except the kitchen. The floors and windows are particularly charming—and the exclusive roof rights are a nice kicker. We also like the fact that the monthly maintenance is only $533. How do you think it’ll fare?

  1. Washer/Dryer in the bedroom?
    Maybe it’s the maid’s room.

    The more I look at the floor plan, the more I hate it.
    I don’t want to walk through a kitchen to get to the bedrooms.

  2. I don’t mind the 4th floor walk-up by my parents and in-laws will and I plan to use the hell out of them as babysitters…

    But with roof rights and some $$ you can make a SICK roof garden/deck w/ bedroom. Damn, I’d put a yurt up there w/ a wood-burning stove and a large vegetable garden.

    I don’t store my cockroaches in the upper kitchen cabinets but the lower ones.

    For a 3-bedroom, that master bedroom is small and the closet is ridiculously tiny for a couple.

    This. And it is accessed through the kitchen, so def not a real bedroom.
    That said, I think this place is generally nice enough and will go for somewhere in the mid to high $700’s. Only downside for a young family is that it appears to be a 4th floor walk up.
