This three-bedroom co-op at 156 Prospect Park West should be an interesting measure of the Park Slope market. The 1,100-square-foot pad traded for $785,000 in early 2007. It’s now back on for $829,000. We like everything about it except the kitchen. The floors and windows are particularly charming—and the exclusive roof rights are a nice kicker. We also like the fact that the monthly maintenance is only $533. How do you think it’ll fare?

Whoa.
A 3-bedroom with one bathroom is gross. They would be better off describing it as a two-bedroom with a laundry/utility room. The plan is bizarre but fairly spacious. The location is excellent. Someone with strong legs and the mistaken notion that they will never have knee or hip problems will buy it.

i’d be willing to bet that the kitchen (inc. appliances) is new since 2007. maybe that’s their basis for the 40K mark-up. not saying it’s justified. just guessing.
Personally, *rob*, I enjoy walking, biking and walking the dog in the park. Lying out on nice days and reading or listening to music, or even having a picnic, work too.
can someone tell me why people pay a premium to live next to a grody park? im serious, what is so special about a park? i’d much rather be encapusulated by a bunch of big buildings!

It IS really sad that no one makes decent floorplans with servant’s quarters anymore.
I lived three buildings down and I really liked PPW. Comparing it to CPW is silly. It’s a different street in a different boro. It is what it is, and what it is is pretty pleasant, IMHO.
Calling the laundry room a bedroom is kind of funny. I think you get more mileage from a seller’s perspective out of “two bedrooms with laundry room/pantry/whatever” than calling it a three bedroom where the third bedroom is not really a bedroom.
What I don’t get is the reasoning of adding $40K on top of what you paid in 2007, aka before the end of the world. As Mr. B says, what happens will be instructive.
