This three-bedroom co-op at 156 Prospect Park West should be an interesting measure of the Park Slope market. The 1,100-square-foot pad traded for $785,000 in early 2007. It’s now back on for $829,000. We like everything about it except the kitchen. The floors and windows are particularly charming—and the exclusive roof rights are a nice kicker. We also like the fact that the monthly maintenance is only $533. How do you think it’ll fare?

I know you know this already and while I don’t think the person who buys this will have a live in maid, the fact that someone buys something for 800K does not mean that’s all they can afford. Many people don’t spend everything they have on a home or apartment.
My neighbors own their 2 bedroom Park Slope apartment and have 2 other homes…a house in Florida and an apartment in Italy.
Heather, if someone pays 800k for this, they cant afford a live-in maid. if they can afford a live-in maid, they should spend a little more and buy a house.
Sorry, Nomi. Sometimes my sarcasm fails. I meant no offense, but I can totally see a PS family making that room the maid’s, (and considering its location, that may have been its original purpose.)
The 3rd “bedroom” is best used as a laundry/storage room, as the closet space is limited. In any event, it is a top floor walkup (I second the small children/in-laws issues), in the south slope (F line sucks), with a less than ideal layout. The two bedrooms were created out of one bigger space, btw. Our friends sold a similar walkup in the North Slope on a lower floor, with a better layout, for under $730,000 in mid-2008, so I cannot see that it goes for that much more today. But some moron will pay more. But not over $800K.
Minard probably uses the bathroom for hardcore sexual crimes against nature (in addition to pooing and showering), so it may be inappropriate for a child to be privy to such activities. Thus the need for an additional bathroom to avoid all that is “gross.”
Yes, it will be instructive to see what this goes for in the end, but that fact that it’s being listed at this price, much like yesterday’s “zen” Gowanus House (LOL), shows that the brokers think we’re in a time warp and buyers are clueless. A 3 bedroom, my ass!

ok ok – I agree many of us grew up in homes with 1 bathroom and multiple people in the house, but remember our parents probably didn’t plunk down close to a mil on a walk-up apt, perhaps thats what minard means…
I’ll be sure to tell my father who grew up with 8 brothers and sisters in 5 bedrooms and 1 bathroom how gross he is.
