Another unit at the former St. Paul’s Parish School at 205 Warren Street has just come on the market. A 1,300-square-foot apartment down the hall, which had been asking $995,000 back in December, closed for $975,000 in March, a strong vote of confidence in the building. Apartment 2D, by comparison, is 700 square feet and asking $625,000. It traded for as little as $466,000 less than a year ago, but it looks like the kitchen was renovated in the meantime. (Personally, we’re not loving it.) We do love the overall vibe of this building and the windows and ceiling heights in these second-floor apartments are killer. Think they’ll get their price on this one?

  2. I was also going to comment about the low ceilings before I realized it’s a loft. you have to look at the photo a second before it hits you. I LOVE the wood ceilings.

    I agree that this shouldn’t be called a 1BR… according to my definition, in a 1BR you can have guests over and still feel comfortable having sex in your own bed. That would be difficult here (for non-exhibitionists). As to the bedroom ceiling: it looks high enough to do some good her-on-top bouncing, so I find the ceiling height to be perfectly adequate.

    I think what throws the kitchen off is the floor. Otherwise it’s fine. I think recessed lighting is actually no a bad choice in an interior space like this.

    The question of price hinges on whether the 700sqft includes the loft (which reminds me of the 7.5th floor in “Being John Malkovich”). If so, then this shouldn’t really go for more than $500k.
