Here’s an interesting one. This three-bedroom condo in a Clinton Hill carriage house just hit the market and for $579,000 looks pretty darn interesting. Although we’ve only got one interior photo to go off, it also looks like the developer managed to do a decent job of doing a clean gut reno while respecting the building’s bones. The kicker for us is the large window size. Plus, each unit has its own storage and washer/dryer in the basement. We bet this will move quickly.

  1. the “wonderful” ps11 school referred to by the broker is, according to insideschools, 94% black with asians and hispanics and white sharing the last 6%.

    I was hoping that one of the benefits of being in multi-cultural fort greene would be a true multi-ethnic school for my kid: No, not 92% white, otherwise I’d cheat the application process and go for 321, but something more evenly balanced than that.

The benefits of a Landmark District (in this case the Clinton Hill Historic District) is that there are guidelines for new construction and an approval process with the city’s Landmarks Preservation Commission. This condo may not be primo consruction, but it seems to honor the spirit of its neighboring carriage houses.

  3. This is a wonderful building! I have seen it and it’s very well made. No one should be bitching about the appliances at this price. Buy it and get your own appliances- the price is great. (Some of the people on this blog are so negative- it’s depressing)

    There is one downfall to buying this condo. There is a mansion and carriage house directly to the left of the building. A developer is going to build a huge condo project on the site. There will be a bunch of construction noise for a couple of years. I know this because I almost bought it from the developer.

    With that said, If you work out of your home- I wouldn’t buy this condo. But, if you work all day and just spend evening and weekends at home- go for it!

  4. The area is landmarked, not this house specifcally. BTW, one clue that this is not historic is the entrance: Victorians were more particular about them. The pediments here just look like someone slapped them on; a pity since otherwise the facade is pleasant.

    If memory serves there is a real carriage house next door for comparison.

  5. REALLY? NEW CONSTRUCTION!!! Terrific. Fantastic! And in this day and age of Brooklyn Development, AMAZING!

    Perhaps the developer/builder/architect could give a free seminar to the hordes of crap-ass developers on how a slight incremental increase in cost per sq.ft. can produce a building that the neighbors actually like.
