Here’s an interesting one. This three-bedroom condo in a Clinton Hill carriage house just hit the market and for $579,000 looks pretty darn interesting. Although we’ve only got one interior photo to go off, it also looks like the developer managed to do a decent job of doing a clean gut reno while respecting the building’s bones. The kicker for us is the large window size. Plus, each unit has its own storage and washer/dryer in the basement. We bet this will move quickly.

  1. The carriage house next door is landmarked so there is no doubt that it will not be torn down for some tower at a developer’s whims. I doubt that landmarks would allow anything to change to its facade, but this is just a guess. And they probably won’t want anything to appear too nutty in the rear of it either judging from the blog on brownstoner about that gorgeous “haunted house” on is it Cambridge or St. James.

  2. To Anon 10:36 who is depressed about the 900k purchase price for 5,280sf:

    If you have the intestinal fortitude, do what that investor/developer did – buy a crappy abandoned loft or other building that can be converted to residential in, say, Sunset Park. (Or some other nabe that will inevitably become the new Ft. Greene or Billyburg) Gut it, build out new condos, and sell ’em 3 years from now. It’s not exactly brain surgery (but the financial risk is tremendous, that’s for sure.)

    You’ve got to have patience, and be way ahead of the pack to make money.

  3. You should amend the headline, Brownstoner. Just because it’s on Waverly doesn’t mean it was a carriage house. It is new construction. It would blend in better if it weren’t such a neon green used on the windows.

    That said, seems like a good price, will sell quickly. If you don’t like the kitchen, it doesn’t cost very much to put in a good one!

  4. brownstoner, this didn’t just hit the market, corcoran had this listing and once again, lee solomon, got it AFTER corcoran was done with it. she has a habit of doing this. not a bad thing, but….

  5. Clearly this was built as a 3 bedroom apt. If somebody wants to take down the wall after they buy it to make an L-shaped living room what’s stopping them? This place looks a lot larger than what’s on the market in many of the brownstone neighborhoods. And I think that if you are a racist person you should definitely think twice about moving to Brooklyn, or NYC, in general, so when you have kids you are already paying through the nose in real estate taxes in LI or Westchester of a Jersey suburb and enjoy your long commute.
